General Contractor Serving Pickerington, Ohio
Pickerington is about 20 minutes up the road from our Lancaster shop, and a lot of our addition, deck and kitchen work happens here. Most of it is for homeowners who have outgrown a 1990s or 2000s floor plan and would rather build on than move. Whether your address is in the City of Pickerington or Violet Township, we sort out which office has the permit before we price the job.
What We Build in Pickerington
Pickerington work is mostly expansion and updating: more room off the back of the house, a better kitchen, a deck the family will actually use. Many neighborhoods here have HOA architectural review, so we prepare the drawings and material specs the board asks for.
Home additions
family rooms, sunrooms, primary suites and in-law suites framed and roofed to match the house, with siding and shingles sourced to tie in.
Decks and covered porches
pressure-treated and composite decks on frost-depth footings with flashed ledgers, plus covered and screened porches.
Kitchen remodels
walls removed, layouts opened up, new cabinets, islands and flooring, with the structural work engineered and permitted.
Bathrooms and basements
tiled showers, primary bath rebuilds and finished basements with a full bath.
Roofing and siding
tear-offs and re-roofs, storm damage repair and siding replacement.

Pickerington Building Questions, Answered
Does a home addition in Pickerington need a building permit?
Yes. Inside city limits an addition needs a building permit from the City of Pickerington Building Department, plus a Zoning Certificate. In Violet Township it needs a township building permit and a township zoning permit, with two sets of plans; the township lists $205 for the permit, $125 for plan review and $100 for zoning.
Do I need a permit for a deck in Pickerington?
In the city, yes, for every residential deck: a Zoning Certificate with two site plans, and a building permit with two sets of plans. Review runs 7 to 10 business days, with footing, framing and final inspections. In Violet Township, a zoning permit applies to decks as an accessory use, and decks 30 inches or more above grade also need a building permit. Covered decks are treated as additions.
How much does a custom deck cost in Pickerington?
Size, height, material and railing drive most of the price. Pressure-treated decking costs less than composite, and stairs, multiple levels and covered roofs add up. We give a written line-item price after measuring, so you can see what each choice costs.
Am I in the City of Pickerington or Violet Township?
Check the city’s street listing, which shows the address ranges inside city limits, or your county auditor parcel record. A Pickerington mailing address alone does not tell you. Some city addresses are also in Franklin County rather than Fairfield.
Should I repair or replace my roof after storm damage?
It depends on how much of the roof is damaged and whether repairs can match what is there. Under Ohio insurance rules, when replacement shingles cannot reasonably match in quality, color or size, the insurer must replace enough of the roof to give a reasonably comparable appearance. We inspect, photograph the damage, and tell you whether a repair will hold before you file.
Will you handle my HOA approval?
Yes. We put together the drawings, material list and elevations most architectural review boards ask for, and revise them if the board requests changes.
