General Contractor Serving Hilliard, Ohio
We are based in Lancaster, about 50 minutes southeast, and we take on Hilliard projects big enough to justify the drive: home additions, decks and porches, kitchen and bath remodels, and finished basements. If you are inside city limits we pull permits at City Hall on Municipal Way; if you are in Brown, Norwich or Washington Township, it runs through Franklin County.
What We Build in Hilliard
Most Hilliard homes went up in the 1990s and 2000s, on lots with room behind the house. That makes it good ground for additions and decks, and for redoing the original kitchens and baths.
Home additions
family rooms, primary suites and in-law suites framed and roofed to match the house, with the zoning certificate and building permit filed for you.
Decks and covered porches
pressure-treated and composite decks on frost-depth footings with flashed ledgers, plus covered and screened porches off the back door.
Kitchen remodels
builder-grade kitchens taken out to the studs and rebuilt with new cabinets, islands and counters, with plumbing and electrical permitted.
Bathrooms
tiled showers, tub-to-shower conversions and primary bath rebuilds, waterproofed before the tile goes up.
Basements and interiors
finished basements, opened-up floor plans and full interior remodels, with the structural work checked before walls come out.
Roofing, siding and concrete
tear-offs, siding replacement, patios and walks. New driveway or sidewalk work in the city needs an Engineering Division permit too.

How Far We Travel
Hilliard is on the far side of Columbus from our Lancaster shop, roughly 50 minutes each way. We schedule work here as full-day blocks, and the best fit is a project that keeps a crew on site for at least a week: an addition, a deck, a kitchen, a basement or a full bath. For small repairs, a contractor based on the west side will usually serve you better.
Permit rules change by address
This page is general guidance as of October 2026. City limits and township lines decide which office reviews your project. We confirm it for your address before we price the job, and we pull the permits ourselves.
Hilliard Building Questions, Answered
Do I need a permit for a home addition in Hilliard, Ohio?
Yes. Inside city limits a room addition needs a building permit from the Hilliard Building Standards Division and a Certificate of Zoning Compliance from the Planning Division, and the plans are reviewed before work starts. If the addition needs new sewer, water or driveway work, the Engineering Division issues a separate permit. We prepare the drawings and file all of it.
Who issues building permits for Hilliard addresses outside the city?
The Franklin County Building Department. In Brown and Norwich townships the county also handles zoning. In Washington Township you get a zoning compliance letter from the township first, then the county building permit.
Do I need a permit for a deck in Hilliard?
Almost always. Hilliard lists decks as permitted work. The Residential Code of Ohio exempts a deck only if it is 200 square feet or less, no more than 30 inches above grade at every point, not attached to the house, and not serving the required exit door. An attached deck off the back door misses that on its own.
Does my contractor have to be registered in Hilliard?
Yes. Every contractor working in the city must register with the Building Standards Division each year and show proof of general liability insurance. The city recommends homeowners ask for that registration before signing anything.
How much does a home addition cost in Hilliard?
Size, foundation and whether the addition includes a bathroom matter most. Published Columbus-area ranges run roughly $75 to $190 per square foot for a basic room addition, more for a bedroom with a bath or a second story. We price by line item after we see the site.
Is Hilliard too far for you?
Not for a real project. We are about 50 minutes away, so we book Hilliard work in full days and focus on jobs that run a week or longer. Call with your project and we will tell you straight whether it is a fit.
